Method

How we handle roofing estimating.

Field areas and perimeter conditions are measured separately, so flashing is never buried in the membrane price.

Insulation is listed by R-value, including tapered areas and crickets.

Where the drawings do not specify a component, such as cover board, it is labelled as assumed.

Each line shows quantity, waste factor and quantity with waste.

Questions contractors ask us

Do you measure flashing separately from the membrane?

Yes. Base, parapet, cant and vertical flashing, coping and drip edge are separate lines measured in linear feet.

Which roofing systems do you estimate?

Our roofing samples are low-slope TPO systems, including insulation, cover board, flashing, coping and roof drainage. Ask about other systems when you send the drawings.

How long does it take?

Typically 1–2 business days. Larger or more complex drawing sets can take 7–15 days. We confirm the date with the fee before work starts.

How much does it cost?

Estimating is billed at $180–$250 per hour depending on project complexity. You confirm the fee for your scope before any work starts.
