Scope

What we measure.

The line items and units we use for waterproofing estimating, taken from our own estimates for this trade.

  • Below-grade drainage composite and protection boardSF
  • Deck and balcony membranesSF
  • Liquid-applied coatings for bathrooms, patios, hallways and amenity decksSF
  • Membranes under tileSF
  • Protection coatings for slabs and drivewaysSF
  • Concrete stains and sealersSF
  • Sealants at drains, penetrations, joints and openings, including fire-rated and acousticalLF

Method

How we handle waterproofing estimating.

01

Each waterproofing system is measured where it is applied, so a balcony membrane and a bathroom coating are separate lines.

02

Sealants are measured by length and by location.

03

Optional or alternate systems are listed as their own lines when the drawings show them.

04

Where a system is not specified, the line is labelled as assumed.

Questions contractors ask us

Do you estimate sealants?

Yes. Sealants are measured in linear feet by location, such as floor drains, pipe penetrations, pool deck joints, fire-rated walls and acoustical joints.

Can you separate waterproofing by area?

Yes. Basement walls, balconies, bathrooms, patios, hallways and amenity decks are separate lines, so each area can be priced or excluded on its own.

How long does it take?

Typically 1–2 business days. Larger or more complex drawing sets can take 7–15 days. We confirm the date with the fee before work starts.

How much does it cost?

Estimating is billed at $180–$250 per hour depending on project complexity. You confirm the fee for your scope before any work starts.
